Buying Process
Step 1 - Talk to Us

Step 4 - Search
You no longer need to spend hours searching numerous sites for your next home because we will do it for you! We will also keep you informed of properties we sell first and usually before they are listed on portals.
Step 2 - Financial Planning
Unless you are a cash buyer, the chances are you will need a mortgage. It is recommended to organise your finances and, if necessary, secure a mortgage agreement in principle before searching for your dream home.
Our in-house Mortgage Brokers, The Finance Family, have access to the entire market, including exclusive deals and rates, ensuring we can assist you in finding the most favourable mortgage available.
Step 5 - Viewings/Offers
View properties you are interested in and we can help give you some pointers on what to look out for when you view properties and don't forget to give feedback.
Once you have found 'the one', put forward an offer through your own GentHub account which you feel is realistic and appropriate. We will discuss your offer with you and then put it to the seller on your behalf.
Step 3 - Property to Sell?
If you plan to sell your current home as part of your relocation, it is recommended to list your current property before initiating the search for a new one. Sellers typically prefer a swift transaction, and actively marketing your property signals your serious intent to buy their property. This increases the likelihood that your offer will be accepted over others.
An even more advantageous scenario is to have no property chain. First-time buyers and individuals who have already sold their homes are highly desirable to sellers.
Step 6 - Proceed to Completion
Now it's time to instruct your conveyancer which you will need in place before your offer is accepted.
Once they are, we will then prepare a memorandum of sale, confirm the agreed price with all parties, and confirm your conveyancer & mortgage details. We will also provide assistance with the conveyancing process drawing on our extensive experience.
As soon as the searches, any surveys and your mortgage offer are received and approved, you will then proceed to exchange and completion!
